List tasks and locations clearly
Write one line per task with its room or area: “regrout a shower corner,” “replace a broken screen,” “tighten two loose stair handrails.” Separate indoor and outdoor work and note anything at height.
Split recurring from one-off work
State whether you want a one-time visit or a recurring arrangement, and the preferred cadence. Regular maintenance is planned differently from a single catch-up list.
Flag anything needing a specialist
Paint, pest, roof, major electrical, gas and plumbing work usually sit outside general maintenance. Keep those separate so the provider can confirm scope instead of guessing.
